Bookings & Payments
A non-refundable £100 holding deposit is required to secure your booking. The remaining balance is due 8 weeks (56 days) prior to arrival. If payment is not received by this date, your booking may be cancelled and the dates released. For bookings made within 8 weeks of arrival, full payment is required at the time of booking. The individual making the booking must be 18 years or over and accepts responsibility for all members of the party.
Cancellation by Guests
All payments are non-refundable unless we are able to re-let the dates. If successfully re-let, we will refund all payments made, less the £100 non-refundable deposit. We strongly recommend guests take out comprehensive travel insurance to cover cancellation, illness, adverse weather or travel interruption.
Cancellation by Owner
In the unlikely event that we must cancel your booking for reasons beyond our control, we will refund all payments made in full and will make reasonable efforts to offer alternative dates.
Damage, Breakages & Losses
We do not take a damage deposit and trust guests to treat the property with care. Please report any damage or breakage as soon as possible during your stay. The cost of repair or replacement for damage beyond reasonable wear and tear will be charged.
Cleaning & Condition on Departure
We ask that the cottage is left clean, tidy and in a similar condition to how it was found.
Where additional cleaning is required, an extra charge may apply.
Arrival & Departure
Arrival time is from 3:00pm on the day of arrival.
Departure is by 10:00am on the day of departure to allow for housekeeping.
Please leave the property unlocked with the keys on the kitchen worktop.
Pets
We are so sorry but we are unable to accept pets in the property.
Smoking & Vaping
Smoking and vaping are strictly prohibited inside the cottage, please use the outside terrace area for this and dispose of cigarette ends responsibly. A charge may apply if additional cleaning or odour removal is required.
Keys
Lost keys will be charged at £10 per key.
Occupancy
The Arns Cottage accommodates a maximum of 4 guests and The Gardener’s Cottage a maximum of 6 guests. Exceeding maximum occupancy may result in termination of the booking without refund.
Extreme Weather
Refunds cannot be issued for non-arrival due to adverse weather or travel disruption. We recommend travel insurance to cover such events. We will always do our best to assist with access where possible but responsibility for travel remains with the guest.
Liability
The owner cannot accept liability for:
loss, damage or theft of personal belongings
injury or accidents occurring on the property grounds, unless caused by owner negligence
Guests should ensure they have appropriate personal travel insurance.
Right of Entry
The owner or appointed contractor may enter the property at reasonable times for urgent maintenance, safety checks or necessary repairs. We will always aim to minimise inconvenience.
Right to Terminate Stay
We reserve the right to terminate a stay without refund if:
smoking restrictions are breached
anti-social or dangerous behaviour occurs
property is misused or damaged
occupancy limits are exceeded
Contract
Your booking is a short-term holiday booking agreement. It does not create a tenancy or any rights under the Housing (Scotland) Act or other security of tenure legislation.
